AAAA Garden Inn hotels must provide a minimum of 200 rooms, and the information contained in this document gives details on building areas required for projects of 260 rooms. For projects over 260 rooms (or where the range/size of public facilities varies significantly from the model), refer to AAAA Garden Inn Design & Construction Standards for guidance; similarly if local regulations require different specifications for bathrooms etc. to those contained in these documents.

The design has been based on a suburban site location with surface and underground car parking. In certain locations it may be necessary to consider increasing the underground parking. Consult with AAAA Worldwide Technical Services for advice and for additional information.

Section 1-2.0 Design Principles

The 260-guestroom prototype version achieves a highly efficient gross internal floor area per room of 70.45m2, with a typical guestroom area of 26.9m2 (including bathroom and entrance). The simple form of the building and the straightforward repetitive structural grid are economic and ideal for the standardization of components (prefabrication), which helps with construction time, cost control, and quality control.

The prototype shows an 11-story guestroom block, which can easily adapt to a higher or lower configuration.  Additional guestroom blocks can be added in a variety of ways to suit site constraints.

Where conversion hotels are planned for refurbishment, the design standards for a new-build should be followed as closely as possible.
